Here’s what’s happening in the Nutley Real Estate Market for October as we enter October 2026.
Higher interest rates continue to pressure affordability in Nutley. This makes monthly payments harder and narrows options for many buyers. The effect is felt across the market, including first-time buyers. Locally, buyers adjust timelines accordingly.
Nutley Real Estate Market for October shows an average price around $675,000 with about 35 homes for sale. Demand remains strong, but buyers are becoming more selective. I expect inventory to increase as we move through fall and into winter.
Homes are averaging approximately 60 days from listing to closing. That includes the time needed to complete the transaction, not just find a buyer. I’m advising my sellers that if their home hasn’t received an offer within 10–14 days, it’s time to reassess the price, presentation, and marketing.

- The lower end—under $500,000: More affordable homes tend to attract a broader pool of buyers and can move quickly when priced and presented well.
The Nutley market remains strong overall, but sellers need realistic expectations. The right price, strong presentation, and effective marketing still make the difference.
